Welcome to this consultation showcasing plans for the future of the M&S store at 27 King Street, Hammersmith.

After nearly 100 years in residence on King Street, M&S is seeking to reposition the existing store to offer a modern, new-look M&S Foodhall, which will offer local customers in Hammersmith a fresh, market-style shopping experience with a wider range of M&S Food products than ever before.

The proposals will see:

  • A c. 15,000 sq ft M&S Foodhall store to replace the existing store in a format that offers shoppers a wider range of M&S Food products.
  • A new landscaped public space to the south of the site and a new route through the site.
  • The creation of new homes for students through the provision of Purpose-Built Student Accommodation (PBSA) facilities.
  • A sensitive design and townscape improvements, including recovering the lost frontage on Black’s Road.

We will be holding in-person consultation events in the local area in the Autumn, where M&S and the 27 King Street Project team would like to give you the opportunity to find out more about the proposals and give your feedback in person. Updates about these events and the scheme will be published on this consultation website in and provided in a follow up newsletter to local residents.

September 2022 Update

Thank you to all those who have got in touch with us since the launch of the website and distribution of our first community newsletter in July. Your views are greatly valued to us, and we have been working hard to respond to these. Over the summer we have been developing the designs with our team and can share the updated work in progress ahead of our public exhibitions that will take place in the coming weeks, where we will share our more fully developed designs.

Public Exhibitions

M&S, Reef Group and the 27 King Street Project Team hosted two public exhibitions in Autumn 2022 to discuss the plans for the building.

The sessions took place on:

  • Wednesday 28th September 4pm – 8pm
  • Saturday 1st October 10am – 2pm

The sessions were held across the road from the site at the Lyric Hammersmith, Lyric Square, King Street, London W6 0QL.

People were encouraged to drop-in whenever they pleased to discuss the proposals and provide feedback. The venue was fully wheelchair-accessible; M&S, Reef and the Project Team were on-hand to answer any questions. Marks & Spencer

M&S is a British retailer which offers trusted value products across its own label Food, Clothing & Home businesses in the UK and internationally. They operate a family of businesses, selling high-quality, great value own-brand products in the UK and in 62 countries, from 1,519 stores and over 100 international websites.

Reef Group – Development Partner and Architects

Reef Group will be the development partner and architects for the development.

Reef Group are not traditional developers, all their schemes are crafted to enhance communities and environments bringing quality to people’s lives. All of our projects are developed at inception by our in-house design studio UrbanR, who are working on the design of 27 King Street. UrbanR are a unique team of Architects, Interior Designers, Marketeers, Brand Conceptualisers, Graphic Artists & Visualisers.

We design, procure, project manage, market and operate innovative spaces & places.

Our multi-sector experience includes wellbeing, hospitality, workspace, living, landscape & leisure.

Kanda Consulting

Kanda are specialists in working with community organisations, residents and businesses. They are working to ensure they have the opportunity to provide meaningful feedback on the 27 King Street proposals.


DP9 is established as one of the leading expert consultancies in planning, development and regeneration in the UK.



Imperial College London

Based in the Borough at Hammersmith Hospital, Charring Cross Hospital and the White City Campus, Imperial College intend to occupy the affordable bedspaces in the scheme and have been involved in developing the designs to ensure they meet needs of their student population.

CRM Students 

Focused on managing the assets of universitys, and with over 15 years track record. CRM Students operates over 50 student schemes, totalling over 23,000 bed spaces across the UK.

They are advising on the design proposals and will be the operating partner for the Purpose Built Student Accommodation (PBSA).
