At the centre of the development is the aim to deliver a scheme with a lifecycle in excess of 100 years achieving a whole life net zero carbon impact.

This will be achieved via adhering to the following guiding principles:

Retain, Reuse, Recycle

  • Retention of façade & structural elements of the building
  • Reuse and recycling of materials (on site where possible)
  • A design that ensures a 100+ year lifecycle & designed for repurposing

Embodied Carbon

  • Low embodied carbon materials wherever possible
  • Natural materials used wherever possible
  • Modular or repeat standardisation adopted

Operational Carbon

  • Energy in use minimised – heating, cooling, lighting & smart technology
  • No fossil fuel energy supplies
  • Connection to future heat networks
  • Renewable green tariff electrical supplies only
  • Renewable energy generation on site – maximise opportunity for PV, GSHP & ASHP

Water Conservation & Ecology

  • Rainwater harvesting & integrated SUD’s strategy
  • Green / brown roofs & green walls where possible
  • 20% biodiversity enhancement targeted
  • Biophilic design principle adopted

Maintenance & End of Life

  • Elemental design for demounting, reuse, minimisation of waste & disposal
  • Non-recyclable applied finishes minimised to reduce carbon emissions in replacement
  • Mechanical, electrical, and plumbing engineering and furniture, fixtures and equipment modularised to allow ease of replacement and reuse where possible

Accreditation and Principles 

  • Targeting BREEAM Multi-residential ‘excellent’ rating as a minimum
  • Passive House principles and criteria adopted
  • Whole Lifecycle Net Zero Carbon (LETI carbon primer principles)
